Why Do Home Inspectors Need to be Trained, Can't They Just Use an Inspection Checklist?

Similar to the pursuit of a real estate license, and depending on the state you live in, home inspector training becomes necessary insofar as the Department of Licensing for that state requires any certain circumstances to be met in order to receive your license as a home inspector. In most states, it is illegal to professionally offer and perform home inspection services for anyone.

In particular, the Washington State Department of Licensing requires applicants to complete a grand total of 120 hours of classroom home inspection training, and 40 hours of training in the field with an experienced and already licensed home inspector. Fortunately enough, many states allow the use of many of the existing classes for your home inspector training online!

The Washington Department of Licensing requires your inspection education courses to be taken in-person and in a classroom-type environment at this point in time. They will not accept any credits attained from online classes to satisfy any of the 120 hours of home inspection classwork.

Again, similar to the real estate license that is carried by all real estate agents, in order to keep up to date with your state home inspection license, you are required to have a license renewal every 2 years, typically ending on the date of your birthday at your local licensing office. If I remember correctly, you should be able to submit your license renewal online through your state's department of licensing.

In order to renew your home inspection license every two years, there are still yet some requirements to complete.

In order to keep your inspection license active, the Washington State Department of Licensing also requires all active home inspectors to complete a total of 24 hours of continuing education courses every two years in time for your license renewal date!

Fortunately though, as opposed to the licensing requirements in the State of Washington, the continuing education requirements for training home inspectors and license renewal are much laxer.
