Why Do Home Inspectors Need to be Trained, Can't They Just Use an Inspection Checklist ? Similar to the pursuit of a real estate license, and depending on the state you live in, home inspector training becomes necessary insofar as the Department of Licensing for that state requires any certain circumstances to be met in order to receive your license as a home inspector. In most states, it is illegal to professionally offer and perform home inspection services for anyone. In particular, the Washington State Department of Licensing requires applicants to complete a grand total of 120 hours of classroom home inspection training, and 40 hours of training in the field with an experienced and already licensed home inspector.
